Q. “Will my credit score of _____ qualify me for the lease?”
A. University Crest offers all future residents the same leasing qualifications in
accordance with Fair Housing Laws. We accept applicants with credit scores of
650 or higher as well as proven income of 2.5 the monthly rental commitment, but
there are other options for qualification. We gladly accept co signers to guarantee
your lease term, and would be happy to provide you with more information.

Q. “What do I need to before move in?”
A.You will be required to call Riverside Public Utilities to set up your electricity. You
can reach them at 951-782-0330. You will also be required to pay a full month’s
rent including the utility fee, the one time utility setup fee as well as proof of
payment of your renter’s insurance. If you do not have renter’s insurance at move
in, we will enable our landlord liability insurance for monthly recurring cost of $12.50
to satisfy this requirement. If you move after the first of the month, the balance
from your move in will be applied to the following month.

Q. “ When is rent due?”
A.If you are doing the echeck or ACH feature and your move in date is
approaching, a payment must be made 7 days prior in order for the payment to
process. If you are moving within this 7 day window, you can provide money orders
for the rental amount on your lease commencement date. Aside from your lease
start date, rent is always due in advance of the 1st of the month.

Q. “Is renters insurance required?”
A. Yes, we are requiring renters insurance. If you do not provide the leasing
office with proof of renters insurance then you will automatically be signed
up for LLIP and it is $12.50 a month.

Q. “How do you handle maintenance requests?”
A. We understand that our residents require quick responses to any maintenance
related items, so we have the option to submit maintenance request through your
resident portal. We will also provide a 24 hour call center for any emergencies. You
reach the call center at 951-344-1035 or by following the prompts on the main
property phone number.

Q. “How does parking work?”
A. We offer both covered and uncovered reserved parking spaces. Both of these
can be included in your lease, and our parking lot is secured by controlled access
entry and exit. We do not offer guest parking spots on the premises, however we
do offer free bike parking.

Q. “Do you provide cable?”
A. Though cable is not included , residents have the ability to sign up directly with
Charter communications for any cable needs, and your home is pre-wired for their
setup.

Q. “What do you offer for internet”
A. University Crest is happy to offer all of our residents complimentary wireless
internet access in their units.

Q. “Is this a safe area to live?”
A. Our property is fully controlled access with excellent exterior lighting to prevent
crime. We also take part in enhanced security measure with the Riverside Police,
and are part of the UCR crime prevention program. We also offer courtesy patrol
and we provide their number at move in!

Q. “Can I negotiate on the rent”
A. We offer set prices at University Crest.

Q. “Is there a price difference for the larger bedroom in the two bedroom
townhouse?”
A. Yes, the spaces in the larger rooms are more expensive.

Q. “How many pets can I have?”
A. We offer up to two pets, but you will need to discuss the details with our staff to
ensure your pets are in compliance with our pet policy. You will be required to sign
a pet agreement and there is a per pet rent applied to your ledger depending on the
size of the pet. Additionally, we will require an additional deposit.

Q. “Do you take companion animals?”
A. Yes, we are happy to accommodate all residents with companion animals, and
we require verification regarding companion animal status. There is no pet deposit
or additional charge for companion animals

Q. “Why is there no balance on my portal for move in?”
A. You will be required to manually input the amount owed. After you move
in, charges will be posted monthly to your portal.
